What’s Happening in the Greater Springfield Housing Market?

The local real estate market is still active—and prices are still going up—but homes are taking longer to sell than they were last year.

Let’s start with the big picture. In June, 651 homes sold across the Greater Springfield area. That’s more than last year, when 606 homes sold. More people are buying, and they’re spending more, too. The average price of a home this June was about $328,500, which is over $16,000 higher than last year. The median price also rose to $290,000.

But while prices are climbing, homes aren’t selling as fast. Last June, homes sold in about 23 days on average. This June, that number grew to 37 days. So even though demand is still strong, buyers are taking more time—and homes need to be priced right to move quickly.


A Quick Look at the National Market

This trend isn’t unique to Southwest Missouri—it’s happening across the country.

According to the National Association of Realtors, existing home sales were down slightly in June 2025 compared to last year, mostly due to higher interest rates. However, home prices nationally hit a new record, with the median home price at $416,000—up nearly 5.5% year-over-year (NAR, July 2025 Report).

Redfin also reports that while buyer demand has softened a bit, low inventory is keeping prices elevated. Homes are sitting longer in many U.S. markets, with the average time on market nationally around 34 days, up from 26 days this time last year.

So if Springfield feels a little slower than last summer—but still competitive—you’re not imagining it. It’s part of a bigger national trend.


What’s Happening in Our Counties?

In Greene County, 437 homes sold in June, and prices rose to an average of $315,000. Homes are spending more time on the market—about 36 days, compared to just 21 days last year.

Christian County saw 168 homes sell. Prices dipped slightly, but activity remained strong. Most homes are still taking over a month to sell.

Webster County had a big jump in sales and price increases, but homes there are now taking more than two months to sell on average.


What This Means for Buyers and Sellers

If you’re selling: the market is still healthy, but it's not as fast as it was. A well-priced, well-prepped home can still do great—but sellers should be ready for more time on market.

If you’re buying: there’s a bit more breathing room. But with prices still rising and interest rates staying steady, waiting too long could mean paying more later.
